Who is Oak Tree Dural?
Oak Tree Dural is privately operated by The Lim family. Having been successful in the hospitality and property industry for many years they purchased Oak Tree in 2012.
Since then they have built Stages 3 to 6 with the final stage consisting of 16 apartments. The Lim’s (company name Maxims) are hands on operators and builders, with Mr Lim (OAM) often seen down at the pond feeding the fish while other members of the family are attending to maintenance, finishing landscaped areas and working closely with the resort manager.
Oak Tree Dural is managed and sold by Clearview Property Sales and Management. Clearview have been managing and selling the homes since the resort opened in 2008. Vanessa White, the resort manager and principal selling agent began at the resort back when it was simply a concept. Vanessa is now a specialist in retirement living and is only too happy to answer any questions you may have. LJ Hooker Dural helps with marketing the properties. Kerry Wilson and Nicola Said, of LJ Hooker Dural can also assist with the sale of the incoming resident’s home.

Level access within your home and throughout the resort as well as lift access in all 2 storey homes and the apartment buildings.

Resort facilities such as a clubhouse and bowling green allowing you to be as active or relaxed as you wish. Our clubhouse is the place to visit for a game of cards, to watch a movie, play billiards, exercise in the gym or sit by the fire in the library with a book.
Is there assistance when moving in?
Yes, from the time you place your deposit to the day you move in we are there with you. LJHooker Dural, our marketing agent, can assist with the same of your home. We offer downsizing assistance and information for you to take away, assistance with connecting your services, and can recommend packers and movers. In fact we can do as much or as little as you wish.
Are Pets Allowed?
Yes, we are a pet friendly resort. Small animals such as dogs, cats and birds can be approved by the Resort Manager. We do acknowledge the companionship, benefit and loyalty that a pet can bring however we recognize that this should not be at the detriment of other residents. We ask that pets are registered with council, collared and on leashes within the common areas of the resort.
Are there social activities organized?
There are various activities on offer, both from management and the social committee. You can choose from dinners at local restaurants, BBQ’s at the clubhouse, weekends away, theatre and many other activities. Or you can choose to live independently, the choice is yours.
Can I have guests and grandchildren stay?
Definitely! Family and friends are welcome to visit or stay with you as often as they wish. We would appreciate you informing the Resort Manager when you have guests staying.
Will my home be safe and secure when I go on holidays?
We call it our lock and leave policy. You go away and we look after your home for you. Everything from mail collection, garden watering, bill payment and scheduled maintenance is all available while you are enjoying your holiday.
Do you offer any other services?
We are here to support you when and if the need arises. We can arrange personal services to come to the home for you to ensure you remain independent. All our homes have the ability for emergency call button monitoring. In addition, we can assist in tailoring a package for your needs such as;

Is there room to store a boat or caravan?
We don’t have any room on site, however, we have can assist in negotiating with local property owners for storage of caravans so please enquire if you require this service.
Where can I park my car?
All residences come with either a single car, double car or tandem car garage. In many cases there is extra storage room in the garage also. There are dedicated visitor parking spots located throughout the resort.
Are window coverings and carpet supplied with the home?
Window coverings come in the form of venetians for windows and UV protected fabric blinds for sliding doors. You may choose to upgrade to shutters if you wish, either during the building process or when you move in.
Do residents have a say in the running of Oak Tree Dural?
Yes all residents have a say. Residents are encouraged to speak to their resident committee which meet on a regular basis as a committee and with management. The committee are elected each year to review budgets, policies and procedures as well as day to day running of the resort.
Are there any restrictions on who can sell the dwelling?
No, when the time comes for you to move on you or your estate are welcome to use the agent of your choice. Oak Tree Dural offers a professional service through the resort manager who is a seniors living specialist.
How much stamp duty will I have to pay?
Oak Tree Dural is stamp duty exempt. As you will be entering a 99 year lease there is no stamp duty applicable.
Will I own the residence?
Tenure is the term used to describe the different legal basis for the various forms of occupation or ownership rights used in the retirement village industry. Oak Tree Dural offer a tenure in the form of a 99 year lease which is registered with the Land Titles Office. This means Oak Tree Dural will remain the owners of the land and unit, you choose to reside in that unit for up to 99 years.
Depending on which residence you choose you will pay a set price upon settlement known as an ingoing contribution.
What is the departure fee all about?
The departure fee (also known as an exit fee or Deferred Management Fee) is a fee payable when you leave the resort.
You may have to pay a departure fee when you leave this village. You may have to share any capital gains received with the operator of this village.
It is calculated upon the entry amount paid by the incoming resident into the resort and is deducted from your refund when you permanently vacate your premises.
The departure fee covers capital replacement within the resort whilst you reside at Oak Tree as well as the refurbishment of your premises once you vacate in order to maximize your resale price.
Our resort manager will be happy to spend some time with you explaining our terms and answering any questions you may have.
How can I reserve a residence at Oak Tree Dural?
We ask that you pay a refundable deposit of $2,000 to reserve the property of your choice. Upon request these monies are refunded to you if your circumstances change.
While we give you as much information as possible we suggest you seek independent legal advice from a law firm experienced in dealing with retirement villages in NSW.
What does the monthly fees cover?
They include council rates, building insurance, water rates, smoke alarm maintenance, pest control, air conditioning maintenance, the day to day running of the shared areas and services within the resort and administration.
This leaves you to personally pay for telephone, gas, electricity, personal contents insurance, Foxtel and internet services if you would like, light globes and personal living expenses.
